• Flexibility to change the parameters of your search if you change your mind, most buyers do have a change of what they want after they start looking
• Candidly provide information as to the available documented history of the homes that interest you
• Disclose any defects I identify
• Provide Property Disclosures of homes (if available)
• Provide Listing History of Home (determines length of time on market, when last sold, etc.)
• Provide an overview of the buying process
• When I find your next home, I will strategize with you to submit the best possible offer. Immediately submit the offer to the sellers. Continue to assist with counteroffers to ensure negotiations are in your best interest
• If desired, provide preferred vendors names for various inspections (Home inspection, CL100 inspection, HVAC inspection, etc.)
• Provide continual oversight of steps required for closing to avoid last minute delays
• Provide Concierge Services for Home Specialty Needs
• Assist with estimates for repairs (if needed)
• Provide estimate of buyer's costs to close
• If buying new construction, provide buyer representation to the same level as resale homes. Attend all appointments throughout the building process to ensure your needs are elevated. Take pictures during the construction of your new home for your enjoyment and to send to family and friends.
